Frequently Asked Questions | Navid Sharifzadeh

Question 1

How do I really know what my home is worth in Toronto right now?

Accepted Answer

Your home's real value depends on recent local sales, buyer demand, condition, layout, and timing—not just an online algorithm. A proper home evaluation looks at what buyers are actually paying in your specific area, rather than relying on generic averages.

Question 2

Can you help me find a listing agent in North York?

Accepted Answer

Navid Sharifzadeh can help North York sellers with pricing, marketing, and negotiations for condos, houses, and townhouses. Contact him to discuss your needs and the selling process.

Question 3

I'm not ready to sell yet—can I still get a home evaluation?

Accepted Answer

Yes. Homeowners can request an evaluation months or even a year before selling to understand their options, plan ahead, or consider whether downsizing or moving makes sense. There is no obligation to sell.

Question 4

How is this different from what other agents do?

Accepted Answer

Navid's approach focuses on explaining the reasons behind a suggested price range, without inflating the price to win a listing or rushing the seller into a decision. Clients receive an explanation of the pricing strategy, not just a number.

Question 5

What if I price too high or too low—can that hurt me?

Accepted Answer

Pricing too high can cause a property to sit on the market and lose momentum, while pricing too low can mean leaving money on the table. The goal is to position the home based on recent comparable sales, current market conditions, and buyer behaviour.

Question 6

I've had bad experiences with agents before—how do I know I can trust this process?

Accepted Answer

Trust comes from transparency, communication, and taking the time to explain the process and the available options, even when the answer may not be what a client expected. Contact Navid for an initial conversation about your needs.

Question 14

How much does it cost to sell a home in Toronto?

Accepted Answer

Selling costs can include real estate commission, legal fees, mortgage discharge or prepayment costs, staging, cleaning, photography, and repairs. Commission is negotiable and set out in the listing agreement. The total depends on the sale price, mortgage terms, and preparation needed. Navid can help estimate net proceeds and itemize anticipated costs.

Question 15

What is the best time to list a house in North York?

Accepted Answer

Spring is typically a busy listing season in the Greater Toronto Area, and fall is another common selling period. Homes can also sell in summer or winter. The best timing depends on the seller's circumstances, the home's condition, and current market conditions.

Question 16

How long does it take to sell a home in Thornhill?

Accepted Answer

The time needed to sell a home in Thornhill depends on price, condition, property type, and market conditions. Pricing in line with comparable sales and presenting the property well can help attract interest. Showing activity and buyer feedback can inform adjustments to pricing or presentation.

Question 17

How is my home's value determined?

Accepted Answer

A home's market value is estimated using recent comparable sales and adjustments for size, condition, lot, upgrades, and location. A comparative market analysis supports listing-price decisions, while a formal appraisal is a separate valuation that a lender may require.

Question 18

What are closing costs for buyers in Ontario?

Accepted Answer

Buyer closing costs can include land transfer tax, legal fees and disbursements, title insurance, and adjustments for prepaid property taxes and utilities. Toronto buyers generally pay both provincial and municipal land transfer tax. Condo purchases may also involve status certificate review fees, and buyers may pay for a home inspection.

Question 19

How much is land transfer tax in Toronto?

Accepted Answer

Toronto buyers generally pay Ontario's provincial land transfer tax and the City of Toronto's municipal land transfer tax. Both are calculated using rates based on the purchase price, and eligible first-time buyers may qualify for rebates. Check the current official rules and limits with the Ontario government and the City of Toronto.

Question 20

Do I need a home inspection when buying?

Accepted Answer

A home inspection is not generally a legal requirement, but it is strongly recommended because it may identify issues with the roof, foundation, electrical, plumbing, or heating systems. An offer can include an inspection condition. Waiving conditions in a competitive market carries risk, so buyers should understand the trade-offs before deciding.

Question 21

What should I know about buying a condo in North York?

Accepted Answer

Review the condo corporation's status certificate before committing. It can provide information about the reserve fund, special assessments, legal disputes, rules, and monthly fees. Compare maintenance fees and what they include, and confirm parking and locker details. A lawyer should review the status certificate.
